Huge New Apartment Complex, Development Approved In Willow Grove
WILLOW GROVE, PA — A massive new development has been approved at the Willow Grove Shopping Center which would add a six-story apartment complex with significant street-level retail space.
The new expansion, located at 122 Park Avenue by the intersection of Easton and York roads, will be home to 260 multifamily units and some 20,000 squre feet for retail and a parking garage.
Upper Moreland Township supervisors unanimously approved the proposal from developer Federal Realty Investment Trust this week.

“The third phase of the Willow Grove Shopping Center redevelopment is purposely designed to meet the needs of the community while enhancing the downtown environment established by the township buildings located directly across Park Avenue,” Federal Realty executive Mark Brennan said in a statement. “With its accessible location and anticipated construction, we are one step closer to providing Willow Grove residents with enhanced placemaking, great shopping options, and an overall sense of community.”

Talks have been underway for years to develop the Shopping Center, a space which already features dining and fashion and beauty outlets and which is adjacent to Willow Grove Park Mall.
The development would also include expanded sidewalks for outdoor dining, and numerous common gathering areas.
Those shops will remain open during construction, Federal Realty said. Officials are hopeful groundbreaking could start as soon as fall 2024, though a timeline for completion is more murky.
It’s the latest major development in Willow Grove, which has seen the mall remake itself and numerous apartments and restaurants expand in the area over the past several years. The area also saw the opening of a massive new indoor amusement park earlier this year.
