Fairfield's Hotel Hi-Ho Looks To Expand Parking Lot

FAIRFIELD, CT — Hotel Hi-Ho, the longtime fixture just off the Merritt Parkway in Fairfield, has applied to the Town Plan and Zoning Commission for permission to significantly expand its parking lot.

The hotel is looking to increase its parking from 95 spaces to 138 spaces, and to accommodate the increase, the property’s owner, 4180 Black Rock Turnpike LLC, is seeking a Zoning Map Amendment and Special Permit.

In addition to the hotel, the 2.021-acre property also houses Barcelona Wine Bar and Wine Zone, a liquor store.

The hotel is looking to add a net of 44 parking spaces, and the zoning amendment would rezone a portion of the property from Residence AAA to Designated Commercial District.

“The purpose of this zone change request and accompanying Special Permit application is to provide much needed additional on site parking in order to accommodate the needs of the motel, restaurant and retail space,” wrote local attorney John Fallon, who represents 4180 Black Rock Turnpike LLC, in the application.

Additionally, Fallon writes that the parking lot expansion could be an environmental benefit to the area, because it could improve “stormwater detention and water quality.”

“These additional spaces on site as proposed will significantly benefit the interest of public safety since on street parking is unavailable to meet overflow parking needs associated with the property that periodically have arisen,” Fallon wrote. “No adverse impact will result from the zone change request and modest expansion of on site parking due to the fact that as previously indicated a significant buffer of the portion of the property currently zoned Residence AAA will remain.

When the planning and zoning commission will take up the application has not been decided.

“No hearing date set as of yet,” said Fairfield Planning Director Jim Wendt in an email to Patch. “There is a pending wetlands application that has to go first that is scheduled for hearing in early September.”
